CPN unveils 21 billion baht mega project “The Central Phaholyothin” in Q4 next year.

SET-listed property and retail developer Central Pattana Plc, creates Thailand’s new retail landmark in northern Bangkok with the opening of The Central Phaholyothin in Q4 next year.

“The Central Phaholyothin” is developing on a 49-rai site with a total GBA of 457,409 square meters, nearly the size of CentralWorld.

The project is the second among a total of five mega projects to be developed under its five-year plans. The remaining three megaprojects are in Rama 9, Siam Square, opposite MBK, and the Ploenchit district.

CPN is confident in the Central Phaholyothin because of three strategic strengths.

They include location power. The Central Phaholyothin is situated at the intersection of Vibhavadi Rangsit Road and Phaholyothin Road; the site sees around 337,000 vehicles per day, while the MRT Blue Line and BTS Green Line carry 15,600 and 35,100 daily passengers, respectively.

After opening, visitor traffic is expected to rise by another 30%. The area also connects directly to Don Mueang International Airport, which currently handles about 30 million passengers per year and is undergoing expansion under the government’s master plan—drawing both Thai and international visitors into the Ladprao–Phaholyothin zone.

In addition, The Central Phaholyothin will act as a powerful growth magnet, accelerating the area’s rise into Bangkok’s new center for business and lifestyle. The district’s catchment area exceeds 2.5 million people.

Central Pattana’s data shows that local Wealth Segment purchasing power is 2.3 times higher than Bangkok’s average; sales per GLA outperform other city malls by 45%, and visitor frequency is 2.19 times higher than the Bangkok average.

Moreover, a destination designed for all generations—embracing the urban sport community, immersive art destinations, experiential discovery zones, and family entertainment—will serve as a collective social ground for diverse lifestyles. The 6,700 sq.m. Convention Hall will accommodate international concerts and multicultural events on a global scale.

High Growth Comparable to Bangkok’s Central CBD

According to recent data, the Phaholyothin corridor ranks among Thailand’s Top 10 most expensive locations (2025) with an appraised land value of 1.9 million baht per sq.wah, growing 5% annually—outpacing Ploenchit, Chidlom, Sukhumvit, Silom, and Sathorn—underscoring its robust development potential.

Strong Affluent Catchment

Residential developments continue to expand in the area. Currently, 472 residential projects surround the site—over 50% in the upper segment. Office developments are also shifting northward, especially along the Phaholyothin–Vibhavadi corridor, bringing a substantial workforce base. There are 52 office buildings nearby, including 15 Grade A offices, reflecting the area’s strong positioning as Bangkok’s future workplace hub.

The quality neighborhood also features 51 leading schools (six international schools), nine universities, and 41 hotels, underscoring its premium quality of life.
